Job Description

Summary
Responsible for delivering property management services for the assigned properties within the client’s portfolio by following the approved processes and procedures and in accordance with the requirements of all local, state and federal requirements.

Duties and Responsibilities

  • Manage, coordinate, and exercise functional responsibility for Facility Management services within assigned facilities
  • Routinely communicate with client to discuss facility issues and monitor their level of satisfaction
  • Provide overall property services in accordance with client standard processes and procedures including application of policies and programs, coordination of information
  • Prepare, submit and manage property budgets with the clients’ goals and objectives addressed, track variances and ensure smooth recovery process
  • Ensure compliance with portfolio-wide initiatives and required local, state, and federal laws and regulations that pertain to the operating of facilities on behalf of client as owner
  • Regularly inspect the performance and condition of building equipment and structure, noting any defects or deficiencies
  • Coordinate and process work order creation, assignment, and completion, working with Building Engineering team to ensure that all work orders are completed in a timely fashion
  • Supervise outside contractors and vendors working on, or providing services to, the property
  • Recommend building alterations and improvements, together with justifications, estimated costs, sources of supplies or services, etc.
  • Approve and process for payment invoices related to assigned facilities
  • Handle other duties as assigned

Education and/or Experience

  • At least three years of experience in Commercial Property/Facility Management
  • Experience preparing annual property budgets
  • Project management skills including the ability to manage multiple projects and competing priorities
  • Strong leadership skills
  • Strong interpersonal skills and problem solving ability
  • Proven record of providing excellent internal and external customer service
  • Strong verbal and written communication, presentation, and editing skills
  • Superb attention to detail
  • Strong visual design acuity
  • Ability to plan, organize and efficiently manage time and tasks
  • Strong consultative skills with the proven ability to influence others
  • Self-starter able to work with limited supervision in a fast-paced environment

Certificates, Licenses, Registrations

  • IREM Certified Property Manager designation or BOMA Real Property Administrator designation
  • North Carolina Real Estate license preferred

Technical Skills
Proficient in Microsoft Word, Excel, PowerPoint, and Outlook
